In execution of a Deed of Trust, dated September 12, 2008 recorded in the Clerk’s Office of the Circuit Court of Northumberland, Virginia as Instrument Number 08-2694 granting and conveying property therein described in trust to William E. Allaun, III and Elizabeth B. Hurd, Trustees, the undersigned Trustee will offer for sale at public auction on September 26, 2014, at 12:00 p.m., at the front entrance of the Northumberland County Circuit Court Building, 39 Judicial Place, Heathsville, VA 22473, the real estate lying in Northumberland County, Virginia and more particularly described as follows:
All that certain tract or parcel of land, together with all improvements thereon and all rights, ways and privileges thereunto appertaining, situate, lying and being in Lottsburg Magisterial District, Northumberland County, Virginia, shown as Lot 17, containing 0.57 acre, on plat of survey by Phillip H. Brooks and Kenneth L. Barton, C.L.S., dated April 30, 1954, entitled “Northumberland Shore, Northumberland County, Virginia”, a copy of which is recorded in the Clerk’s Office of the Circuit Court of Northumberland County, Virginia in Plat Book 1, at Page 17.
The property shall be sold “AS IS” and the sale is subject to all restrictions, rights of way, conditions, easements, judgments, liens, and mechanics’ and materialmen’s liens, if any, whether of record or not of record, to the extent any of the foregoing apply and take priority over the lien of the Deed of Trust, and to the real estate taxes from the date of the sale.
TERMS OF SALE: All cash.
